As a REALTOR®, we strive to stay up to date on all education and training, especially courses that will allow us to better meet the needs of our clients. Yesterday I had the opportunity to attend a Veterans Land Board (VLB) and Veterans Affairs (VA) boot camp. The class was very informative and had some great information that will allow us to understand the benefits that our Veterans are eligible for. The class covered topics including understanding a Notice of Value (NOV), how to obtain a Certificate of Eligibility (COE) and some of the scenarios in which a Veteran can utilize their benefits. The course instructor covered other topics as well, including comprehensive underwriting criteria.
By completing the course, I will now be considered a preferred real estate agent on the Veteran Land Board website. Veterans fought for our freedom and we owe them so much – it is the least we can do to help them utilize the benefits they are eligible for. As a potential home buyer, it is important to be informed. In the latest issue of our Texas REALTOR® magazine there was a great resource to help you learn about the home-buying process. There are two courses available from the Texas Department of Housing and Community Affairs that are free and available online. Here is some information that could be beneficial for those considering home ownership:
Begin a lifetime of homeownership through My First Texas Home. This program allows qualified Texans access to competitive interest rate home loans and down payment and closing cost assistance. Homebuyers who meet the following minimum requirements are eligible to apply for a loan under the program:
– First time homebuyer or a homebuyer who has not owned a home as primary residence within the past three years
– Homebuyer(s) income does not exceed program’s income limit guidelines
– Purchase price of home does not exceed program’s purchase price limit guidelines
– Credit Score/DTI Requirements
Government Loans (FHA, VA, USDA):
Max DTI – 45%
FNMA HFA Preferred Loans:
Minimum 640 for LTVs 95% or lower;
Minimum 680 for LTVs 95.01-97%
Max DTI – 45%

Despite the recent rains, the new Seguin High School construction project is on track for the anticpated August 2017 opening. The changes are visible every day and the district invites you to drive by to see the changes, just keep in mind Cedar Street is still closed.
If you do drive by, you will see the steel structures going up and notice changes every day. The performing arts center is currently having the raised seating built and the three story administrative and classroom structure is visible as well.
As a graduate of Seguin I am proud to be a Matador and see the changes that our district is embracing and excited to see the great things that are to come!
Walnut Creek has always shown potential and beauty for downtown Seguin and it will soon be much easier to enjoy. Between the pedestrian friendly hike and bike trail and the beautification factors of all the new trees and the wetland area – Walnut Creek will be a great place to enjoy!
The hike and bike trail is 2 ½ miles running from Convent Street to FM 78 South. The trail is estimated to be 95% complete as of early April. The trail is expected to open in mid-April with the portion located at the library site closed for pedestrians due to the library construction.
What is unique about this project is that it helps to revitalize some of the amazing history in Seguin. The historic Walnut Branch Walk was built in the early 1930’s by the same man who later designed the San Antonio River Walk.
Get ready to enjoy the great things going on in Seguin – we are on the cusp of exciting things!
