How often to you get to vote to save yourself some money? Well, put November 3, 2015, on your calendar.

The election that day will include a proposition to raise the homestead exemption in Texas from $15,000 to $25,000. The higher the homestead exemption, the lower your property taxes.

It’s a no-brainer, right? It gets even better.

The same proposition also will constitutionally ban real estate transfer taxes in Texas. Right now, most states slap a tax on the sale or transfer of real estate. Texas does not. Transfer taxes can add hundreds or even thousands of dollars to a real estate transaction.

Both of these measures were championed by Texas REALTORS® during the recent Texas legislative session. Texas REALTORS® are committed to keep the costs of purchasing and owning real estate low.

This is great news for homebuyers and homeowners. But you have to do your part. Take two easy steps to make sure these tax savings will be adopted in our state: First, make sure you’re registered to vote. Second, vote for this proposition. You’ll be doing yourself a favor.

Find a Texas REALTOR®

Why? A Texas REALTOR® will save you time and money by setting the correct price for your home, marketing and showing your property, advising you about the pros and cons of offers submitted for your home, helping you negotiate favorable terms, and , and negotiating on your behalf. Sign a Listing Agreement

The listing agreement allows the Texas REALTOR® to sell your home during a given period and compensates him when your home sells. The amount of compensation, the length of the listing period, and other terms in the agreement are negotiable.

Set a Price

If you ask too much, you may not find a buyer. If you price the home too low, you’ll cheat yourself out of money. You’ll learn a lot about home inspections as a first-time homebuyer. Here are a few Inspection 101 questions that your Texas REALTOR® can answer when it’s time to look under the metaphorical hood of your first house.

Who pays for it?
As the buyer, you choose the inspector, pay him directly for the inspection, and the inspection report he generates is yours. If you don’t already have a home inspector in mind, ask your friends and family members for a referral, or your Texas REALTOR® may be able to recommend someone. Whoever you chose must be licensed by the Texas Real Estate Commission.

What does an inspector do?
An inspector will conduct an “objective visual examination of the physical structure and systems of a house, from the roof to the foundation,” according to the American Society of Home Inspectors. The inspector will go through the entire house and make note of any damage, need for repairs, or maintenance issues, and then give you a copy of the completed report based on his findings. It’s important to know that there could be defects a home inspector will not find and wouldn’t be expected to find if the defects are in areas with limited or no access.

When should I get an inspection?
Your Texas REALTOR® will discuss including a termination-option period in your contract to purchase the home. This is an amount of time during which you can conduct inspections, negotiate with the seller for repairs, and still have the option to terminate the contract.

Where should I be during the inspection?
You don’t have to be at the property during the inspection, but it’s in your best interest to be there. Your inspector may not mind if you accompany him and ask questions as he checks everything out, but be sure to ask first.

Why should I have this done?
Buying a home is probably the largest investment you will ever make, so you want to know as much as you can up front. A home inspector will point out items that need regular maintenance and identify any problems.

After your inspection is complete, talk with your Texas REALTOR® to determine if there are any issues you want to ask the seller to address before you move forward. A Texas REALTOR® has experience with the home-buying process and will make recommendations that are right for you.

First-time sellers beware: there are lots of myths out there about the right way to sell your home. While your Texas REALTOR® is your first line of defense against making these mistakes, here are three common selling myths busted:

Myth: I bought a house, so I know what it’s like to go through a real estate transaction. I’ll sell my home on my own and save money by not using a real estate agent.
Truth: Texas REALTORS® don’t work for free, but that’s because they provide valuable assistance through the home-selling process. Selling isn’t the same as buying, and a Texas REALTOR® can help you reduce your risk of making a costly selling mistake. Plus, they help clients with the ins and outs of property transactions every day and are plugged into your local housing market. If you DIY, that means you’ll have to spend time marketing your home adequately, be available to show the home yourself, and navigate your way through a tricky transaction alone.

Myth: If I price my home higher than market value, I’m leaving room for negotiations.
Truth: Buyers have no idea you’re employing this strategy and won’t understand why your price is too high. Many won’t even view your home, much less put in an offer. When your home is priced improperly, it’s more likely to sit on the market, making potential buyers think there’s something wrong it. When that happens, you’ll probably wind up with lower offers than if you had priced the home fairly at the start.

Myth: All I need to do is mow the lawn and hide my stuff in a closet and my home will be ready to show.
Truth: Is a mowed lawn and hidden clutter all it takes to attract you to a home? It won’t work for potential buyers of your property, either. Scams to Avoid when Buying a home!

A new family moved in next to us, and my wife and I stopped by to welcome them. They asked us when trash pickup is (Friday), if the city will fix the broken streetlight next to their driveway (yes), and if the guy who “walks” an imaginary dog through the neighborhood is dangerous (no).

Then they asked a strange question: They wanted to know how much we paid to file our homestead exemption.

A scam that’s been around for years
They received a letter in the mail containing lots of data about their property from a company offering to file their homestead-exemption paperwork—for the low, low price of $35. Being first-time homebuyers, they didn’t know that there is no fee for filing your homestead exemption in Texas. You download the form from the state and file it with your local appraisal district; it doesn’t cost anything.

But wait … there are more
I’d heard about that homestead-exemption scam; we received a similar letter when we bought our house. Lucky for us, our Texas REALTOR® had explained how to file the exemption. She also said to call her if we received any other official-looking letters asking for fees for anything related to the sale of our house. That came in handy when we got an invoice a few days after closing from a deed-retrieval service, charging us $87 for a copy of our deed. She told us to throw away the so-called invoice—we would be getting a copy from the title company.

As far as real estate scams go, these may be small potatoes, but when you’re buying a house, every dollar helps

One of the REALTOR®’s most important roles is as the unbiased voice of reason. The REALTOR® is the objective set of eyes in the transaction. They help sellers see outside their personal connection to a property, and they help buyers stay level when faced with a multiple-bid situation.

A REALTOR® can help a buyer save money and help a seller to make the most money. Because they go through the home buying and selling process daily, they can warn clients of potential dangers and looming changes.

For instance, when Congress threatens to eliminate the mortgage-interest deduction, REALTORS® are at the forefront of the fight rallying to voice their support and save the measure. They are the link between housing policy and the consumer.
